What is real estate crowdlending?

Many investors, one single brick

Real estate crowdlending is a collective financing model where dozens or hundreds of individuals lend small amounts to a developer or property owner to build, acquire or refurbish a real estate asset. In exchange, each investor receives fixed interest and gets their principal back when the project is sold or refinanced.

Unlike buying a whole property, you do not become the owner: you lend money secured by a first or second lien mortgage. That drops the entry ticket from millions to just $1,000 MXN and removes notary, maintenance and management costs.

Every project publishes its nominal annual rate before you invest. No surprises, no hidden fees.

Real collateral

Every loan is backed by a mortgage recorded at the local Public Property Registry.

Short terms

Most projects mature between 6 and 24 months, much faster than a direct real estate investment.

    Pick your amount, sign the mortgage-backed loan agreement with e.firma and transfer your contribution by SPEI.

    The project repays principal and interest on the agreed schedule. Reinvest or withdraw to your CLABE at no cost.

How much do I need to start?
The minimum ticket per project is $1,000 MXN. You can fund your account via SPEI at no cost from any Mexican bank.
Is Rtypmx regulated?
Yes. We operate under the Law to Regulate Financial Technology Institutions (Fintech Law) published in 2018, with oversight from the CNBV, Condusef and Banxico.
What happens if a project doesn't pay?
Every loan carries a first or second lien mortgage. If the developer defaults, we launch the recovery process through foreclosure and the auction of the property.
Do returns pay taxes?
Yes. Interest earned is taxable income before the SAT. Rtypmx withholds the corresponding income tax and delivers your annual tax certificate.
Can I withdraw my money before maturity?
Principal is released at the end of the project. However, we offer a secondary market where you can sell your position to other registered investors.
